“The Old Paradigm Of Low Interest Rates … Is Not Going To Return”

Ken Rosen, the chairman of the Fisher Center For Real Estate, at Berkeley’s Hass School of Business, talked recently about future real estate trends. Two points stood out: 1.) The old paradigm of low interest rates is not going to return in the foreseeable future. 2.) The doubling of debt service costs and cap rates has decreased values and now may be the best opportunity to buy real estate below replacement costs we’ve had since the early 1990’s.

Mountain View real estate trends show relatively flat house prices after the price drop at the beginning of 2022. The drop in values Dr. Rosen talked about only weakly applies to Mountain View houses. However, he also brought up replacement costs. The increased financing cost and increased cost of materials has brought the construction of new market rate apartments to a halt in San Jose. Replacement costs have discouraged builders from starting new housing projects. With neither interest rates nor building costs likely to decrease, waiting for change before trying to achieve your housing goals is not likely to be a good plan.

Bubb Park – Mountain View CA

Bubb Park is located behind Bubb School. Bubb Park is larger than the typical neighborhood park. It has a picnic area large enough for small groups and it has restrooms.

Bubb Park has two different areas with playground equipment for children. There are lawn areas for relaxing but the athletic fields are not open to the public when school is in session 7:30 am to 4:00 pm. View more pictures of Bubb Park.

Wyandotte Park – Mountain View, CA

Another beautiful day brought another lunch at a delightful park. Nearby Wyandotte Park in Mountain View is one of the city’s newer parks. This park has playgrounds for children, a small artificial stream with water when a button is pushed, scattered tables and benches, shady areas, lawn (too small for team sports), and art sculptures.

Klein Park – Mountain View, CA

We wanted to have a lunch break, so we grabbed some food to-go and went to the nearby Klein Park in Mountain View. We had a relaxing lunch in a peaceful park.

Klein Park is a medium-sized neighborhood park with picnic tables, a half-court basketball, a children’s playground, and grass areas that are not flat. It is unsuitable for baseball, soccer, or other team sports, but it is great for a relaxing visit, playing frisbee, or taking your kids outside.

Mountain View Row-House Development Ending?

The Dec 10, 2020, closing of the Summerhill Homes purchase of the Meadowood Apartments may be the last redevelopment of apartment complexes in Mountain View for some time. SB 330 prevents the reduction of the number of housing units, prevents reducing the number of rent-controlled units, and requires additional tenant relocation assistance.

SummerHill Homes had obtained approval to demolish the two-story apartment building and build 115 row houses before closing the purchase. The row houses will be three and four bedroom homes ranging in size from 2,014 to 2,446 square feet.
